Timber sash windows are one of the defining features of Georgian, Victorian, and Edwardian architecture. If you own a period property in Essex or London, there is a good chance your home has them — and if you do, you will know that they require a different approach to maintenance and repair than modern uPVC windows.

How Sash Windows Work

A traditional sliding sash window consists of two glazed panels (sashes) that slide vertically within a wooden frame. Each sash is counterbalanced by weights hidden inside the frame, connected via cords or chains that run over pulleys. This counterbalancing system allows the sashes to be raised and lowered with minimal effort and to stay in any position without support.

It is an elegant piece of engineering that has been in use for over 300 years — and when properly maintained, it works extremely well.

Common Sash Window Problems

Broken or Frayed Sash Cords

The most common sash window problem. The cords that connect the sashes to their counterweights are typically made from woven cotton or flax, and they deteriorate over time. When a cord breaks, the sash becomes difficult or impossible to operate and may slam shut unexpectedly.

Repair: A glazier or joiner removes the sash from the frame, replaces the cord (and usually the pulley if it is worn), and reinstates the sash. It is a straightforward job that typically takes 1–2 hours per window.

Stiff or Jammed Sashes

Sashes that are difficult to move are usually caused by:

  • Paint build-up over years of repainting
  • Swelling of the timber due to moisture
  • Worn or damaged pulleys
  • Distortion of the frame

Repair: Depending on the cause, the fix may involve planing the sash edges, stripping back paint, replacing pulleys, or adjusting the parting beads that guide the sashes.

Draughts and Air Infiltration

Older sash windows are notorious for draughts. The gaps between the sashes and the frame, and between the two sashes where they meet, can allow significant air infiltration — making rooms cold and increasing heating bills.

Repair: Draught-proofing involves fitting brush or pile seals into the frame and between the sashes. This can dramatically reduce heat loss without affecting the appearance or operation of the window. It is one of the most cost-effective improvements you can make to a period property.

Rotten Timber

Timber that has been exposed to moisture over many years can rot, particularly at the bottom rails of the lower sash and around the glazing rebates. Minor rot can be treated and filled; more extensive rot may require sections of timber to be spliced in or the sash to be rebuilt.

Repair: Small areas of rot are treated with a consolidant and filled with a two-part epoxy filler, then painted. This is a durable repair that can last many years. Extensive rot may require new timber sections to be cut and fitted by a joiner.

Failed Glazing Putty

The glazing putty that holds the glass in the sash frame can crack, shrink, and fall out over time, allowing water to penetrate behind the glass and into the timber. This accelerates rot and can cause the glass to become loose.

Repair: Old putty is raked out, the rebate is primed, and new linseed oil putty is applied and painted. A straightforward job that makes a significant difference to the weathertightness of the window.

Repair vs. Replace: What to Consider

There is often pressure on period property owners to replace timber sash windows with uPVC alternatives. In most cases, we would advise against this for several reasons:

Planning restrictions. Many period properties are in conservation areas or are listed buildings, where replacing original windows with uPVC is not permitted without consent. Even where it is technically permitted, it can affect the character of the property and its value.

Longevity. A well-maintained timber sash window can last 100 years or more. uPVC windows typically need replacing after 20–30 years.

Repairability. Unlike uPVC, timber can be repaired, patched, and restored. When a uPVC window fails, it usually needs to be replaced entirely.

Thermal performance. Modern draught-proofing and secondary glazing can bring the thermal performance of a timber sash window close to that of a double-glazed uPVC window, without the visual impact.

Secondary Glazing for Sash Windows

If you want to improve the thermal and acoustic performance of your sash windows without replacing them, secondary glazing is an excellent option. A slim inner frame with a separate pane of glass is fitted inside the reveal, creating a double-glazed effect while leaving the original window completely intact.

Secondary glazing is particularly effective for noise reduction — it can reduce external noise by up to 80% — and is widely used in conservation areas where double glazing is not permitted.
